2. 123let.com is a subsidiary Final Eyes Limited which owns the website located at (the "Website") & trading name of 123let.com. By accessing and using the Website you the user agree to be bound by these terms and conditions (the "Terms") which govern your access to and use of the Website. These website terms are in addition to your normal Terms of Business supplied to you at point of 1st rental of your property. If you fail to return those Terms & Conditions signed to us but do accept any rental income funds from us relating to your property being rented to Tenants via 123let.com then you have deemed to accepted those Terms of Business and entered into a legally binding contract. The Tenants in rental of your property remain at all times the Clients of 123let.com and as such we retain the right to charge you for services accordingly until the Tenants have been discharged from us to you in writing.
3. Ownership and Use of Content
3.1 All text, data, charts, tables, software, video, music, sound, graphics, photographs, illustrations, artwork, names, logos, trade marks, service marks and other material on the Website (the "Content") and all rights in it belongs to Final Eyes Limited You may retrieve and display Content from the Website on a computer screen, print individual pages on paper (but not photocopy them) and store such pages in electronic form on disk (but not on any server or other storage device connected to a network) for your personal use. Content may not be copied, reproduced, republished, downloaded, posted, broadcast or transmitted in any other way.
3.2 You agree not to adapt, alter or create a derivative work from any of the Content on the Website or to use it for any purpose other than for your personal and non-commercial use.

By utilising the services of 123let.com you are entering into a legally binding contract for services of rental mamanagement of your properties. Termination of this contract is via written confirmation only with a 3 month notice period required by you the Owner(s) / Landlord(s) of the managed properties to us 123let.com.
6.2 In no event will Final Eyes Limited trading as 123let.com be liable for any loss including, without limitation, indirect or consequential loss, or any damages arising from loss of use, data or profits, whether in contract, tort or otherwise, arising out of or in connection with the use of this Website or our services. Any remedial work commissioned for maintenance to your property is governed by the 3rd party engineer themselves. Any recourse action to that 3rd party is at your own risk/cost and should be directed to them only, 123let.com is not responsible for the workmanship/warranties/defects of that 3rd party. Any defects/warrant claims/litigations is for you to take up with them directly. 123let.com will provide the 3rd party details upon request from you within a 10 day period of the work being completed and is for you to pursue directly with that engineer/company who should possess the adequate indemnity cover.
6.3 123let.com has tried to ensure that all the Content provided on the Website is correct at the time of publication. The Content is provided on an information basis only and should not be relied upon. Notice period required to severe your contractual agreement with 123let.com is 3 months written notice to our email address info@123let.com only as described in your terms and conditions provided to you at the beginning of rental(s)
11. Complaints
If you have a compliant about any issue relating to our service regarding the letting/management of your properties, you must direct this in writing to The Managing Director
within 7 days of last rent payment paid by us to you stating the property address in question via email at info@123let.com and by hard written copy via Royal Mail recorded delivery to Final Eyes limited t/a www.123let.com 1017 Industrial Boulevard, Suite 16255, Louisville, Kentucky (KY) USA where it will be investigated and a potential resolution offered within 30 days. Any complaint received by 123let.com after this 7 day timeframe will be rejected. It is the sole responsibility of the Owner/Landlord to ensure all funds are received into your nominated bank account regarding rents received. As statements are provided to you via email, additional financial reports, copy statements, annual rent schedules etc for income tax purposes / overseas absent landlords etc will be chargeable to you. Upon that complaint investigation The Managing Directors decision is final and cannot be contested.
12. Conflict
If there is any conflict between these Terms and any other written agreement between you and Final Eyes Limited trading as 123let.com then the latter shall prevail.
13. Events beyond our control
Final Eyes Limited trading as 123let.com will not be responsible for any breach of these Terms caused by circumstances beyond its reasonable control.
